Co-Op and Condo Inspections for the NY Metro Area

condoinspectionsBefore investing your money in a coop or condominium, it is important to be aware of any unusual issues with the unit.  Our quality inspections will provide you with the information you need. Our Professional Engineers and Registered Architects, who have surveyed thousands of condos and co-ops, will perform Basic Inspections (unit only), and can additionally  perform Complete Inspections (unit plus common areas shared with the complex). In addition to serving coop/condo homeowners, we also perform inspections for Community Associations, including reserve fund studies. This financial analysis will determine the amount of money that must be set aside for maintenance on shared systems (i.e. hot water, roofing, HVAC, etc). The goal in mind is to prevent high increases and special assessments for common charges.

  • Interior: leaks, floors, stairs, tile work, molding, etc.
  • General housekeeping/maintenance
  • Foundation and settling
  • Heating system
  • Domestic hot water
  • Exterior walls
  • Elevator (s)
  • Underground garage
  • Basement water entry
  • Air conditioning system
  • Plumbing and waste system
  • Roof, gutter, leader and drainage
  • Building security/system(s)
  • Amenities (health club facilities,
    pool, etc.)
 

The Report

After the coop/condo inspection is completed, you will receive a written structural opinion. Because we are a Professional Engineering firm, we are able to give you this opinion. Home Inspection firms, in general, cannot give a written structural opinion, despite the qualifications of the inspector. Our detailed written report will also include the following:

  • Detail of systems and findings
  • Summary of major systems
  • Summary of maintenance items
  • Summary of deficiencies
  • General repair suggestions
 

After the report is issued, our engineers are available to all our New York area clients, as often as is needed, to clarify any questions that may arise pertaining to the property both before and after the purchase. A personal sit down or conference call is available upon request.
