Additional Home Inspection Services
Criterium Tauscher Cronacher, P.E. P.C. provides additional home inspection services to our clients in Long Island, New York City, Westchester, Rockland and Northern Counties. These inspections go beyond the scope of services provided by our traditional standard NY home inspections.
Structural
More often than not the biggest concern regarding a home is the structure. Is it safe? Is that crack an indication of an issue? When these questions arise, whether you are a purchaser (and a full inspection may have been performed by a home inspector not qualified to render this opinion) or you are a homeowner concerned about these occurring issues, Criterium Tauscher Cronacher, P.E. P.C. is licensed and fully qualified to investigate and render an opinion. A structural inspection is an evaluation of the structural components of the home, including probing with an awl, measuring of framing members, and limited excavation around the foundation. The purpose of this inspection is to provide a structural opinion, only. This inspection will not include an inspection of any other systems, such as plumbing, electrical, mechanical, or interiors. This investigation does not include any plans/drawing preparation or investigation for code compliance.
Roof
A roof inspection is performed to inspect the surface, framing, penetrations, and structural support of the roof. This is done by either going directly on the roof or viewing with binoculars when the roof is not accessible. The type of roof and material will determine the manner which the issue is investigated. With a pitched roof, it is not recommended that the roof surface be walked on being this can cause damage to aged shingles or cause a leak. If safe, adequate access to the attic space is available, we will investigate for any previous or active leaking. We will also investigate visually from the ground using binoculars and if feasible, climbing a ladder (12 foot ladder) and viewing the surface. If the roof is flat and no access hatch is available, the Engineer/Architect will investigate by climbing up a ladder (12 foot ladder) and will walk the surface and investigate, as well as checking the interior for any indication of any active or previous leaking. This inspection will not include an inspection of any other systems, such as plumbing, electrical, mechanical, or interiors.
Exhaustive
This includes a standard inspection plus invasive testing and/or equipment disassembly (as approved in advance by you and the property owner). The purpose is to gather all available and relevant information about the property. This inspection is much more invasive and goes beyond the available visible evidence. The cost of this inspection will exceed the fee of our standard pre-purchase home inspection. This process will also include obtaining contractor’s to perform the disassembly of the residence and repair work once the inspection has been completed.
The Report/Follow Up
After the inspection, you will receive a verbal explanation of the Engineer/Architect’s findings. A written report will then be written up in detail and sent out to you. We are available to all our NY area clients, as often as is needed, to clarify any questions that may arise.
